On arrival, you will be immediately drawn to the outdoor terrace with stunning views of the sea. The terrace features a lovely swimming pool, surrounded by sun loungers. It is the ideal place to allow your butler to bring you drinks as you lay poolside relaxing and sunbathing. You are mere steps to the beach where you can enjoy an afternoon dip. The entrance also features a covered outdoor dining area perfect for an alfresco breakfast or dinner prepared by your own personal chef. The exterior space at villa Kin Ich is perfect for those looking for a relaxing vacation in Mexico. There is ample space for everyone and plenty of outdoor seating and dining areas.
A key feature of this luxury villa in Playa del Carmen is the rooftop terrace. Relax and unwind with some sundowner cocktails taking in the sweet ocean breeze and setting sun. There is a wonderful terrace on the roof with a barbeque grill perfect for enjoying alfresco dining which your chef can prepare.
Boasting the best location that Playa del Carmen has to offer, Villa Kin Ich is the only villa that is not only beachfront but has the closest proximity to Playa’s famous 5th Avenue, a pedestrian street filled with an abundance of restaurants, boutiques, international cafes, trendy bars, and nightlife.
While you will be tempted to venture out for some of Playa’s famous gastronomical experiences, you will also most definitely opt for an undeniably superior culinary experience with our daily chef and butler services.
While staying at Kin Ich Villa you will be personally looked after by our team of staff which includes a chef who will prepare delicious meals for you and works from 8 am to 8 pm. You will also have daily maid service, daily concierge service, as well a butler service daily from 8, am to 11 pm.
The villa boasts 7 large bedrooms with the capacity to sleep up to 20 guests. There are 5 king bedrooms and 2 bedrooms both featuring two queen beds in each. Three of the master rooms directly overlook the ocean, and the additional bedrooms feature a garden view.
We offer a full complimentary Concierge Service whereby we can arrange car rental, VIP airport assistance, airport transfers, organize restaurant reservations, spa treatments, and excursions and pre-stock the villa with groceries prior to your arrival.

Everything was perfect, the spacious rooms, the attentive staff, the gorgeous beach just steps away. The rooftop terrace offered breathtaking sunset views. Highly recommend for large groups!

Beautiful home and fantastic staff. The only minor issue was that some of the outdoor furniture showed slight wear, but it didn’t detract from our overall amazing experience. Would still highly recommend!
